A plot of land with planning permission to create a Great Gatsby-inspired mansion has gone on the market for £20million – but the finished product could be worth more than £100million.

The extravagant 68,000ft mega mansion, named St John’s House, will come with over 80 rooms and the equivalent floor space of more than 60 average family homes.

It is currently just a plot of 60 acres of private parkland with a large stone barn on the edge of the village of Ramsden in Oxfordshire. 

But the proposed estate is the result of nearly 25 years of planning applications and design work by the world-renowned architect Professor Robert Adam. The land is for sale by private treaty as a whole with vacant possession.

The land and the property design, which will be the largest Palladian home built in the UK for more than 100 years, hit the market for £20million with Sotheby’s International Realty.

The plot of land is now on sale for £20million – although the finished product is estimated to be worth more than five times that much. The land and the property design which comes with it are being sold by Sotheby’s International Realty

Pembroke, the estate of Marcus Loew at Glen Cove in New York on the North Shore of Long Island, which has played host to parties attended by F. Scott Fitzgerald, who went on to write The Great Gatsby

Plans include an enormous master suite occupying the entire top floor, a grand ballroom and even an underground car museum to house 50 exotic motors.

The indoor sports complex will have a swimming pool, gym which overlooks the ballroom, leisure room, prep kitchen, bowling alley and a jacuzzi, sauna and steam room.

The lavish entertaining floor, known as a ‘Piano Nobile’, includes a formal dining room, music room, formal living room and games room which overlooks the orangery.

There will also be two gate houses, a self-contained guest gazebo, guest lodge and a five-bay garage.

Mains water and mains electricity are available subject to connection. A private drainage system will need to be installed by the purchaser. 

Outside, the estate, which looks towards the Cotswolds, will have landscaped gardens, a tennis court and a second swimming pool. 

Sotheby’s International Realty’s managing director, Guy Bradshaw, said: ‘This sale provides the opportunity to create a significant and special home that once built, will be one of the UK’s most private and significant homes.

All principal rooms, terraces and gardens would offer ‘unrivalled views of the most spectacular uninterrupted landscape and sunset views across the Cotswolds. 

The ‘Piano Nobile’ has been designed for entertaining with ‘exceptional ceiling heights’ and ‘enormous entertaining spaces’.

As well as this, the ballroom level – inspired by The Great Gatsby – provides a ‘grand’ reception room, bar, private cinema, as well as a professional ‘event’ kitchen.

The stunning mansion has been compared to Cliveden House – the five-star country house hotel in Buckinghamshire that hosted Meghan Markle and her mother Doria Ragland ahead of the royal wedding in May 2018.

Built in 1666 by the 2nd Duke of Buckingham as a hunting lodge and a venue in which to entertain his mistress, Cliveden House in Berkshire has always offered visitors an impressive dose of glamour and intrigue.

Set in 376 acres of National Trust grounds, Cliveden offers guests beautiful walks through the gardens, swimming in the outdoor pool and the chance to get lost in its famous maze.   

Cliveden House was the setting of one of the biggest scandals in the history of British politics.

The Profumo Affair of 1961 – where the mistress of a Russian spy embarked on a secret romance with the British Secretary of State for War – started around the swimming pool at one of Lord Astor’s famous parties, when Cliveden was still a private house. This rich history is all part of the appeal.

If built to the approved plans, St John’s House could be likened to Updown Court in Windlesham, Surrey, which is also set in 60 acres but is 25 per cent smaller than the proposed Oxfordshire pile. 

Updown Court was originally built in 1924 but was destroyed in a fire, with construction to rebuild the mansion finishing 15 years ago.

Set in 11 acres of gardens and 46 acres of woodland, it has 24 en-suite bedrooms, five swimming pools, stables, tennis and squash courts, a bowling alley, a helipad and garage space for eight cars.

The house, which has 24 bedrooms and 23 bathrooms, has been built with some of the world’s rarest materials –  mainly Italian marble. 

Visitors approach the mansion, which is 30 miles from Central London, along a heated marble driveway. 

The mansion has a 50-seat cinema, a two-lane bowling alley, a gymnasium, a squash court, a flood-lit tennis court, a lake, a wine cellar for 3,000 bottles and a panic room.
